Look out for defects when purchasing a new home

You’ve finally saved up enough for a down payment and have a provisional acceptance for a mortgage. Now, all that’s left to do is find your perfect home.

After a month or two, you’ve found a place that seems to tick all the boxes. It’s a great size, with plenty of space for your children. You’ve researched the area, and the schools are of a high standard. You’ve even looked into the crime rates in the neighborhood, and they’re extremely low.

What could possibly go wrong? Before committing to a purchase, it is vital to make sure that everything is as it seems. Following are two serious housing defects that often go undetected.

Dampness

Dampness is a common problem, especially if the property is older. You want to look out for dark patches on the walls and any sign of rotten wood or plasterboard. Some sellers may attempt to paint over any evidence of dampness, so it’s important to have the property thoroughly inspected before you decide to make the purchase

Foundational problems

If something is wrong with the foundation, then it doesn’t matter how beautiful the house may look. Did you notice some cracks on the wall and ceilings as you took part in the viewing? Structural damage often costs a fortune to fix, and it may make the deal completely unviable.

Purchasing a home is a major decision, and sellers have a duty to be honest with you about any defects. However, you should never skip the inspection process by a licensed inspector. If you’re stuck in the middle of a deal gone wrong, make sure you assess the legal options at your disposal.
